This development is the luxury segment condominium in Tropicana. Each unit now is approximately RM2 million and still available from the developer - obviously the luxury segment is not that easy to sell. During the initial launch -- price is about RM600 psf, or approximately RM1.3 million for 2283 sf unit.

Estimated completion was Dec 2012.  Current status - almost done.

Tropicana Avenue is located between Casa Tropicana and Riana Green. It is right along side the highway. Vehicle noise would be a problem -- all directions are facing main roads, if not the highway. Unlike Casa Tropicana, certain units are facing the golf course.

Construction is progressing fast and furious. Frame and columns seems to be of good quality - even looking.

This development is along Persiaran Surian, opposite Sunway Giza.  2 new Sunway's commercial buildings are in progress and their RC are in final stage.

Current stage is still in foundation piling.

Soft launch at approximately RM850 psf with phase 2 well over RM1000 psf. At over RM1000 psf, there are many completed condos at better location than this. Persiaran Surian is known for its congestion -- peak hours in the morning and after work. Even weekends are not spared because of the traffic to Ikea, Ikano and Curve, Tesco shopping malls.

Would MRT ease the congestion in Malaysia? I used to lived in two cities with extensive Subway aka MRT - Manhattan and Singapore. MRT is successful in those countries because of the support public infrastructure - buses and walk ways. MRT stops are also abundant and within few blocks of each other.  Could you really reach your final destination with MRT in Malaysia? I personally think property price hike driven by MRT in Klang Valley is over done.

Remember that both Singapore and Manhattan are islands and their lands are limited.  Do people in California care about MRT? :)

However, sales have been unbelievably brisk on this project.

288 Residences @ Kuchai Lama by Akisama

288 Residences @ Kuchai Lama by Sigma One Builders Sdn Bhd -- owned by Akisama. This project was launched at the end of 2011 and expected completion date is Dec 2014.

As of May 2013, about 85% are sold. Price now is RM500 psf with freebies like air conditioners, wardrobe, kitchen cabinets, DIBS and cash rebates.  Interested buyer, please leave me a comment below - we can share the referral commissions.

Car parks are sold separately in this project -- and most banks only finance one car park and some banks would not have two financings in one package which would then exclude the financing on the car park.

Current billing stage - 20% for building.  70% for car park.  Project status is LEWAT which means it is within 10% to 30% delayed.

There are about 18 more months to go until Dec 2014. Please note that if you purchase now, the SPA allows 36 months of construction period and therefore you will only receive compensation if the project takes more than 36 months from the date you sign the SPA.
